Why should I Stage?

Is Interior Design the same as Staging?

While Staging incorporates many of the same approaches to balance, style and color as Interior Design, they are two totally different forms. Interior Design is a part of the Design Industry, and Staging is a part of the Real Estate Industry. You would never Stage a home the same way you would design a home! If you’re hoping to feel more “at home” in your space, you’re probably interested in our Interior Design services. If you’re putting your home on the market, and you’re hoping to boost your sale, our Staging services are for you.

Why shouldn’t I just Stage my property myself?

You can never truly be neutral about your own space. It is imperative to make a lasting impression on each potential buyer — not only the buyers coming through your doors, but also those buyers browsing your photos online. A professional Stager can create a space that looks and feels “unforgettable.” You would never sell your car before getting it detailed, so why wouldn’t you do the same with your largest asset: your home?

How do you decide what furniture to put in the listing?

From our experience, we’ve found that mixing neutral design styles and choosing pieces that feature a home’s specific architecture is best when deciding how to furnish a Staging. We want photos to “pop” so that homebuyers start to develop a relationship with the home before they even walk in the door. This is achieved by filling out space with proportion-appropriate furniture, textures, and styles.

If you help with me with a Staging Consultation, will I have to purchase a lot of items?

My goal is to use as many of your own possessions as possible. If necessary, I’ll recommend the purchase of certain items, only if I feel it’s particularly important. Most commonly, I recommend the purchase of lighting, throw pillows and bathroom accessories. I find that most homes have good “bones” and only require the addition of “punches” of color.

How much time will this whole process take?

Most Staging Consultations do not take more than three hours, most only take two hours. Your Consultation Guide will be given to you at your Consultation and you can expect your Action Plan within 24 hours after our meeting. Most Vacant Home Stagings take 1-1.5 days depending upon the square footage.

Do you work with Sellers as well as Realtors?

Yes, we work with both Realtors and directly with the Sellers. Our goal is to help you sell your home faster…and for more money!

How does payment work?

All Vacant Home Stagings are done on a bid basis. We take into consideration the amount of furniture, time, and manpower we will need to invest in order to complete your project. For any project, we visit your site free of charge to provide you with an estimate. Staging Consultations are $200 for the first hour, and then $50/hr thereafter — a good deal, since we’ll do the note-taking for you! Every Staging Consultation also includes a Consultation Guide of customized colors, floor plans and an “Action Plan,” so during the Consultation, you can just relax and listen.

I’m on a tight budget, can you help me?

Of course we can. For my clients that need the ultimate bang for their buck, I suggest beginning with a consultation so you can hear all of our ideas and purchasing suggestions. From there, we’ll leave you with some direction to help you make those changes on your own! We know it can be overwhelming to undertake all that work by yourself; we are always happy to come back and help should a future budget allow us to.

I’ve never worked with an Interior Designer before, what should I expect?

I’m working with a client on their Vacation Rental property, and I’m having a hard time getting them to agree to new furniture. How am I supposed to get them to spend even more money on a designer?!
Our team at SLN Design can help you select the right pieces to maximize your client’s return on their investment. If your clients know that their profitability margin is at stake, they are much more likely to listen. Please share with them my portfolio and ask a simple question “Which units would they like to stay in?” The truth is they probably have picked out a new unit I recently completely furnished, and with good reason. It is updated and filled with comfortable and aesthetically pleasing pieces!

How much time will this whole process take?

Every project is different and it’s hard to give estimates without knowing all the details of spaces, needs, etc. With that said, most Vacation Rental projects take about 3-6 weeks to complete if most of the furniture is purchased in stock. Since special order items take between 4-8 weeks to be delivered, we tend to minimize this approach as much as possible. Color palettes can get done relatively quickly, and new space plans can sometimes be done in just a few short visits. Please also keep in mind that budget often plays a large role in deciding when and where certain projects take place.

I don’t have time to get my rental ready for my first guests. Do you have in-store stock purchase contacts and can you help me?

SLN Staging + Design can help you comfortably welcome your guests without the last-minute stress. In our extensive work with Vacation Rentals, most projects have a fast turnaround time. As a result, we’ve developed a list of vendors we work with to purchase in-stock items. While this may not offer all of the custom options that an expanded timeline would allow, we ‘re comfortable — and confident! — that we can complete your project on a fast timeline.

I’ve never worked with an Interior Designer before, what should I expect?

From SLN Stage + Design, you should expect superior customer service, first and foremost. We’re here to help you feel great about your space! You can also expect us to work hard to create a space that reflects your personal style. We will lay out a goal sheet that lists what you would like to achieve, in each room of your home, the budget you’re working with, and a preferred timeline for completing your project. We’ll communicate with vendors and contractors on your behalf, and are easily accessible for those moments when you need encouragement. Think of SLN Stage + Design as your personal cheerleading team!

How will we find my design style? I don’t even know what it is!

By asking you a series of questions, seeing your most prized possessions, and believe it or not, taking a peek at your wardrobe, we are able to help you establish your ‘design style’. Like everything else in this world we know your style is always changing! We’re comfortable tweaking and adjusting your design style based upon the room type of feel you are going for in each space.

Do I need to shop with you? Can I shop with you?

We often shop on behalf of our clients. For scheduling purposes, this is often the easiest. But if you are interested in accompanying us on purchasing trips, we’d love to have you! After we establish a design style for your space, we will send examples of pieces we think would fit your home well. Depending on your comfort level — and, of course, pending your approval! — we’re happy to purchase those items on your behalf. We work hard to understand our clients’ specific tastes and design styles, and about 80% of our clients prefer us to make purchases, even before they see the products.

What can I do when I see something I like? How can I share that with you?

I love to see individual pieces that my clients are drawn to and inspired by! I often recommend that my clients keep a file of magazine photos, fabric swatches or anything item that catches your eye. If you are out and about, I recommend first taking a photo of the sale tag, and then a photo of the item. Then, it’s usually easy to text or email these over to me — technology is our friend! I find that this is the best way to communicate with my clients, since it gives us the opportunity to collect and share informal feedback on individual pieces.

How much time will this whole process take?

Every project is so different that it’s difficult to give estimates without knowing all the details of your spaces and needs, but regardless of the duration of the project, I tend to work with my design clients from beginning to end. Establishing and refreshing color palettes can get done relatively quickly, and new space plans can sometimes be done in just a few short visits! Most special order items take between 6-10 weeks to be delivered. Please also keep in mind that budget often plays a large role in deciding when and where certain projects take place.

I need to get my house ready fast! Do you have in-store stock purchase contacts?

We have a range of purchase contacts! Our extensive work with Vacation Rentals has led us to compile a large list of vendors who work within a fast turnaround time. While this may not offer all of the custom options that an expanded timeline would allow, we know how to complete a project on short timelines.

We often work with individuals or families who are building homes! We’d love to help you with material and color selection during the construction phase, and our work can extend to purchasing furniture and accessories once the foundation is built. If we help you from start to finish, we ‘re in the best position to help you create unified architectural and material themes throughout the entire process.

Do you work on residential and commercial projects?

While we do mostly residential projects, we have helped on local commercial projects as well. Our background is more strongly rooted in the home environment, and in any project, we place the highest value on the ability to work directly with our client.
